Trios Holdings LLC and Dr. Omar Tirmizi, owner of the Medical Group of Culver City, is proposing a concept plan to replace the outdated medical office and surface parking lot with a mixed-use building consisting of 33 residential units, including up to 7 designated affordable units, atop a 3,126 sf ground floor, modern, medical office, and 1,007 sf of community serving retail/dining space. The proposed new building will provide 53 vehicular parking stalls in 2 subterranean levels.

Located on the east side of Overland Avenue between Braddock Dr. and Farragut Ave. the project is walkable to neighborhood recreation amenities and schools, including Vets Park and Carlson Park, the Julian Dixon Library, the Culver City Senior Center, Farragut Elementary School, and the Middle School/High School complex.
